Winter Water and Pipe Damage Tips

With an unusually cold winter in Florida this year, the Tampa Bay has already seen its share of frozen and burst pipes! And it’s not even January yet!

When the weather gets so cold, most Florida residents don’t expect their pipes to freeze so most aren’t prepared. The trouble isn’t just a frozen pipe though; frozen pipes can lead to burst pipes and a burst pipe is classed as a water emergency! And suddenly, weeks right around the Holidays, you are faced with an unexpected water damage crisis! Avoid the havoc caused by burst or frozen pipes by following some simple winter care tips.

Go Outside:

Take a few minutes to do some basic checks around the home to help prevent a small leak from becoming a disaster. Look at your roof: are there any dislodged tiles? Is all your visible pipe work leak or drip free? Also check the insulation around water pipes in exposed areas. A small gap can easily mean a frozen pipe when temperatures hit minus degrees.

Check Gutters:

Clearing gutters and drainpipes of leaves to prevent blockages and overflows will help alleviate problems with water freezing and bursting in exterior pipes. This should be done throughout the year as a maintenance plan.

Drain & Disconnect Outdoor Hoses:

Detaching the hose allows water to drain from the pipe. Otherwise, a single hard, overnight freeze can burst either the faucet or the pipe it’s connected to.

Turn off the Water Source to the Exterior of Your Home:

Even in Florida, most people don’t water in the winter. Turning off the exterior water supply will prevent exterior pipes from freezing and bursting.

Seal Off Access Doors, Air Vents and Cracks:

Check the exterior and interior. Repair broken windows. Winter winds whistling through overlooked openings can quickly freeze exposed water pipes. Line gaps under doors. Don’t plug air vents that your furnace or water heater need for good combustion.

Go Inside Your Attic:

Make sure your attic is properly insulated. Most counties offer rebates for maintaining or installing proper insulation.

Insulate pipe, faucets & water tanks in unheated areas:

Frozen pipes can usually be prevented by keeping all the pipes in your house properly insulated. Usually wrapping the pipes in traditional foam insulation is adequate, provided that your home’s temperature does not get too cold. If you have pipes in an unheated garage, cold crawl space or attic, wrap the water pipes before temperatures decline. Hardware supply stores will have good wrapping materials available. Also, insulate the sides of your water tanks, especially if they are kept in an unheated garage.

Keep Your Home Heated:

In Florida, we are not too used to running the heat; however, keeping an ambient temperature of at least 50° F will help your home’s pipes survive sudden temperature changes.

Leave Water Flowing Through Susceptible Pipes:

A small flow of water running from a bathroom or kitchen faucet during the worst of the cold spell can help prevent faucets or water service lines from freezing. The water should be left running through the pipe susceptible of freezing. You can also leave your cabinet doors open to allow the heat of the house to help keep your pipes from freezing.

Know Where to Find the Master Shut-off Valve:

If a pipe bursts anywhere in the house, this valve can turn off the water. Most likely it’s where the water line comes into the basement or crawl space from the street. If you need help locating it, contact a certified plumber or contractor. Knowing where the water shut off is located can save you a great deal of hassle if there is ever a water related emergency in your home.

If You Go Away During the Winter:

If you are going out of town for an extended period of time, turn off the water to your house, drain the outside faucets and possibly leave the heating system on inside your house to keep pipes warm. This will help eliminate the threat of frozen pipes. If you’re away for a while, ask a friend or relative to check your home regularly to make sure that your pipes haven’t burst or frozen.

Emergency Kit:

Have a home emergency kit on standby containing torches, tinned food, warm clothing, blankets, and of course, your home insurance documents. In case of a flood caused by a burst pipe, this kit will help you and your family at a time of crisis.

What to do if You Find a Frozen or Burst Pipe:

If a pipe appears to be frozen, protect everything around it to avoid damage if it bursts. Immediately contact a certified water damage restoration company. If the pipe has burst, leave immediately and get your family to safety.

Pipes that burst due to frozen conditions can be prevented. Yearly maintenance and a thorough check through in the fall should help you protect your home and belongings from frozen pipe flood damage.

Beware of Frozen & Broken Pipes this Winter!

Western Florida has sure seen a cold snap this winter and with it, unexpected instances of bursting pipes! Temperature of freezing have caused great grief to homeowners already – and it’s not even technically “winter” yet!

Frozen water pipes are a serious risk during very cold winter weather. When water freezes in a pipe it expands and can exert pressure over 2,000 pounds per square inch. This pressure is enough to rupture most any pipe filled with water which provides no place for the ice to expand.

When the pipe bursts it will spill several hundred gallons of water per hour, and that equates to thousands of dollars of damage to your home.

The Importance of Proper Water Damage Restoration

Water damage occurs when water enters somewhere in your home where it does not belong and it causes damage to an area of your house. If your home or office has suffered water damage, you will most likely need restoration experts for water damage cleanup. Water restoration is not an easy process so it is best handled by experts in the field, preferable ones that are certified.

The specialists have the expertise to cleanup water from everyplace it is found. Although time is very crucial, you need to make sure the job is done right because this is the ultimate goal. Trying to deal with it by yourself can be a solution only if the level of risk is low. Some of the risks associated with water damage include water toxicity and mold. If water damage is caused by a flash flood or sewer backup, it will be contaminated and thus, a health hazard.

Therefore, if you have a major water damage incident, it is best to call in a trained water damage company. They have the equipment and awareness to clean everything accurately and to do the restoration project correctly.

Each year many homes experience some kind of water damage as the result of some type of plumbing failure or natural disaster like flooding, typhoons, hurricanes. When water damage occurs, it is imperative to find a corporation that is qualified and has the necessary restoration equipment to completely dry your home as quickly as possible. Water damage is progressive and objects that could be restored within the first forty eight hours of initial damage may not be repairable if the emergency reply is delayed.

Furthermore, mold spores can begin to grow into mold within 24-48 hours of prolonged contact with water. This is why often, mold is found in perpetually wet spaces. If an area suffered water damage at any point and was not restored immediately, it is a likely bet that there will be a mold infestation lurking where the damage occurred. Often, this damage, be it mold or water, cannot be seen by the naked eye.

Water Damage New Port Richey: A True Horror Story

Based on a True Story

It was a cool and dreary evening in New Port Richey. The palm trees blew in the wind as the cypress trees stood frigid. Vultures huddled on the side of the road, picking at their prey and watched as the Johnson’s, returning from a vacation, drove down the street.

“Ooo, I just hate vultures!” Mrs. Johnson remarked as their black sedan drove by the creatures. Mr. Johnson agreed; his facial expression marked with disgust.

The sedan pulled down the street, making a right towards 999 Beechwood Avenue. Dusk set in quickly as the car pulled into the garage.

“The sun has set quickly this evening, has it not?” Mr. Johnson asked as he observed the horizon.

While getting out of the car, Mrs. Johnson looked over at him and smiled, “Nothing beats the sunset of Hawaii. What a marvelous time I had! We need to vacation more, darling!”

“Yes, it really was magical. But, at the same time, I am so happy to be home. I am looking forward to just relaxing in our living room and snuggling up on the sofa while we watch some television. That flight was long!” Mr. Johnson kissed his wife as he proceeded to open the door into the house. Just about to enter, Mr. Johnson stopped suddenly.

“What is it?” Mrs. Johnson asked in fear.

Non-Evacuation Water Damage New Port Richey Plan for Business

If your business’ facility is outside of an evacuation area and is not a trailer, your company may be able to remain open and even serve as shelter to employees.

Here is a simple checklist to follow if you are outside an evacuation zone:

1. Protect Windows and Doors. Secure the facility.

2. Get Clean Containers for Drinking Water as well as sinks for storing cleaning water. Plan on three gallons per person per day, for all uses.

3. Offer Your Facility as Shelter to Employees and Their Families who live in vulnerable areas or mobile homes. This will benefit your operations but may have some liability. Check first with legal representation.

4. Check The Disaster Supplies Kit. Make Sure to have at least a two-week supply of non-perishable foods. Don’t forget a non-electric can opener. Instruct employees to augment the supply with a kit of their own.

5. During the Storm, everyone should stay inside and away from windows, skylights and glass doors. If the storm becomes severe, find a safe area in the building (an interior reinforced room, closet or bathroom on the lower floor are good options).

If your home or business is flooding, contact a water damage company in your area.

Water Damage Basics

Whether you have a leaking roof, overflowing toilet, flooded basement, or a mold problem to contend with, one thing is certain: you have water damage. It doesn’t take an epic disaster like Hurricane Katrina to cause major water damage. A single burst pipe in the home or a curious toddler shoving toys in the toilet is all it takes.

So, what should you do? Who should you call?

For minor cases, you may be able to mop up the mess on your own. However, in many cases, you will need professional help. You may not need water extraction and mold remediation service often “maybe once in a lifetime” which makes it difficult to know who to choose. After all, this could be your first experience with flooding.
